Additional outdoor living spaces include the curved sea side porch which is 1100 square feet of useful living space. The mountain side porch is 1000 square feet more of outdoor living space.


What is the best season to travel to San Felipe Mexico?

Many people live full time in the San Felipe area. Most people travel, vacation and explore the area from about October to June.

How long does it take to drive to Pelican Beach?

The drive from USA/Mexico border town of Calexico/Mexicali to the town of San Felipe is 2.5 hours or 125 miles. The drive from San Felipe to Pelican Beach is about 30 minutes. So we are about 3 hours from the border.


What is the story on the property title?

The current title is held in a Mexican Corporation Partnership since 2008. The title has been reviewed by American Title Insurance Company, Stewart Title Insurance Company and Notario #5 in Mexicali, Baja California.
